Suitable for upgrading into a combined office, laboratory, and workshop facility
GMExpression, incorporated in 2021, is a biotechnology company specialising in protein expression technologies and products. We primarily produce culture media for research and clinical use and are now seeking a new facility in Adelaide to support our growth beyond the incubator/lab at the University of Adelaide.
Property Requirements
Floor size: 80–200 m² (ideal ~150 m²)
Purpose: Conversion into a combined facility comprising:
-Office space
-Compact molecular biology laboratory
-Small-scale workshop (lab style) for production of culture media and diagnostic kits
Lease Term: Long-term preferred (3–5 years)
Redecoration Permissions:
-Epoxy flooring to replace carpet/mat
-Installation of glass partitions to separate rooms/zones
-Fan‑forced ventilation installation: at least one chimney vent to the outside (via wall or window), with drilling permitted.
Preferred Features:
-Roof access for solar panel installation
-Floors and doorways capable of supporting heavy instruments (>300 kg; width ~1.4 m), e.g., –80 °C freezers and freeze-dry machines
Sterile environment requirements:
- Independent air handling (preferably no shared central AC)
- Free from cooking vapour, oil mist, or neighbouring emissions
Staffing: 2–4 people working indoors
Logistics:
- Daily parcel delivery and pick-up (~20 kg cartons) at the doorway
- Temporary container hire during busy periods (7–8 ft; W 2 m × L 2–2.5 m × H 2 m), collected weekly by the logistics provider

Production Profile
Our production is high‑value, fine‑scale, and laboratory‑based. We do not require mass labour, and our processes generate no harmful emissions or pollution.
Safe and Clean Laboratory Operations
- Use of biosafe raw materials; no routine handling of hazardous chemicals
- Occasional use of organic acids (~once per month), managed with fan‑forced ventilation to the outside (minor to mild odour possible)
- All production and experiments are conducted under sterile conditions in an extremely clean environment
Noise Considerations
Equipment noise levels remain below 70 dB and are confined indoors
- –80 °C freezer: continuous low‑frequency noise
- Vacuum pump: occasional vibration during overnight operation
